Mark's Preview Notes: The living space for this Eichler is impressive, offering separate living room, family room, and dining room spaces. The walls are textured and painted and there is a bonus room in the front that was done without sacrificing the garage.
3645 Ramona Cir — $1,240,000. Listed 3/18/09 (Judy Decker of Keller Williams Palo Alto represents the Seller) Withdrawn – 4 bedrooms, 2 bathrooms– 1800sf living space on a 6192sf lot– extensively re-built in 2004, Possible guest suite with kitchenette, separate entrance, and private garden, updated kitchen and baths, gleaming hardwood floors. Mark's Preview Notes: The IKEA cabinets and replacement globe lights help to refresh this Eichler very nicely. Another interesting choice here was the use of natural wood colored tongue and groove ceiling instead of the popular white paint nowadays. Visually it provides a very appealing contrast.
1643 Edmonton Ave — $1,250,000. Listed 3/17/2009 (Judy Pullos of Intero Real Estate Services represents the Seller) Withdrawn – 4 bedrooms, 3 bathrooms– 2430sf living space on a 11025sf lot– sparkling pool and spa, Large master bed and bath with jetted tub, 3 remodeled baths and pergo floors! Mark's Preview Notes: The benefits of no rear neighbors and large lot make this a spacious Eichler for sure. It seems the atrium was enclosed and a hall bathroom was added at the front of the house, which is why this is now a 3 bathroom. The additional living space comes from a master extension off the back.
936 Olympus Ct — $1,388,000. Listed 3/11/2009 (Nil Erdal of Coldwell Banker represents the Seller) Withdrawn – 4 bedrooms, 2 bathrooms– 2308sf living space on a 8132sf lot– Atrium Model, Double-Peak Roof, Gourmet Kitchen with Stainless Appliances Mark's Preview Notes: I have mixed emotions about this home. The owner purchased the Eichler only late last summer and when I previewed it then, it was fairly outdated and brought to market in a very clean fashion. The new owner completely remodeled the kitchen, both bathrooms, and reset the floors with contoured self-leveling cement. They chose high-end grohe and hansgrohe fixtures and vanities using an exposed laminated wood material for an impressive effect. I am particularly interested in the textured tiles used in the hall bathroom they are very hard for me to describe and deserve a closer look if you are considering work on your own Eichler. The list price after adding remodeling and transaction costs doesn't seem to provide a much profit so my heart goes out to them for the money they spent on this remodel. The new owner is getting quite a special home.
3320 Thomas Dr — $1,349,000. Listed 3/4/09 (Delia Fei of Alain Pinel Realtors represents the Seller) – 4 bedrooms, 2 bathrooms – 1930sf living space on a 6976sf lot – Located on cul-de-sac, gas fireplace, Chef’s kitchen. Mark’s Preview Notes: I believe this Eichler has a partially converted garage some years back, making a very nice additional living room. The kitchen has been remodeled with very nice touches and many of the big windows have been updated to dual pane. I particularly like the fireplace conversion to a gas insert.
1192 Hollenbeck Ave — $979,000. Listed 2/18/09 (Nil Erdal of Coldwell Banker represents the Seller) Withdrawn – 4 bedrooms, 2 bathrooms– 1755sf living space on a 7215sf lot– Atrium Model, Track lighting, backyard with vegetable garden, patio, pool. Mark's Preview Notes: This floorplan makes good use of the hobby room but still retains separate living and family rooms. Thin berber carpeting throughout is also a good choice to help give your feet a softer feeling without sacrificing much radiant heat loss.
3056 Greer Rd — $1,288,000. Listed 2/12/09 (John V. Pinto of Realty World-John V. Pinto And Associates represents the Seller) – 4 bedrooms, 2 bathrooms – 2030sf living space on a 6837sf lot – Atrium model, added detached studio, custom Eichler replacement double pane windows and doors throughout. Mark’s Preview Notes: I like the feeling of this Eichler — call it good feng-shui if you like. The kitchen may have been remodeled a few years ago but the colors and finishes are contemporary. The cabinets are complimeted by gray colored “ash-wood” laminate floors. The living room overlooking the rear deck just feels very comfortable. The bonus with this home is the addition of a detached studio in the front courtyard, which does not hurt the flow of the home, but very nicely adds a space for a home business or artist studio.
990 Amarillo Ave — $1,295,000. Listed 2/11/09 (Zita Macy of Coldwell Banker represents the Seller) Withdrawn. – 5 bedrooms, 2 bathrooms– 1828sf living space on a 6160sf lot– Spacious and open floor plan, double sliding doors, patio with pavers and hot-tub. Mark's Preview Notes: This Midtown Eichler has been expanded to the back, adding a master suite away from the other bedrooms. The open kitchen and additional living room area add a comfortable relief to this floorplan. The upgrade to dual pane window all around are a nice "green" touch.
2262 Fairvalley Ct — $768,000. Listed 1/20/09 (Patrick A Farnsworth of Coldwell Banker-San Jose-Willow Glen represents the Seller) Expired – 4 bedrooms, 2 bathrooms– 1755sf living space on a 5000sf lot– Atrium model, kitchen features light oak cabinets & white tile counter tops. Mark's Preview Notes: This is a very nice atrium model home and as you may note, it has an additional 100sf of living space over other common models. This comes from a very convenient bonus room between the living room and garage, affectionately referred to by Eichler architects as the "hobby" room. This home is priced $100k below a similar home on Fairorchard mainly due to its proximity to Curtner Ave which can be somewhat busy.
1032 Metro Cir — $1,008,888. Listed 1/7/09 (Mike Murnane, Broker represents the Seller) Canceled. – 4 bedrooms, 2 bathrooms– 1478sf living space on a 5663sf lot– Well-located Palo Alto home on quiet circle Mark's Preview Notes: A somewhat typical Eichler of the period that could use new windows and other updates. I felt that the master bedroom and bathroom located in the front of the house was somewhat awkward but for this price in Palo Alto I wouldn’t expect too much. It’s all about the location for this one.
