“If you pick up the current April issue of Dwell Magazine, and go to page 90 “Just Do It” article, you’ll see a classic double A, or twin gable, beautifully done atrium model of what appears to be an Eichler home. Or – you can visit 1149 S. Mary Avenue, Mark’s new listing in Sunnyvale to see essentially the same […]
936 Olympus Ct — $1,388,000. Listed 3/11/2009 (Nil Erdal of Coldwell Banker represents the Seller) Withdrawn – 4 bedrooms, 2 bathrooms– 2308sf living space on a 8132sf lot– Atrium Model, Double-Peak Roof, Gourmet Kitchen with Stainless Appliances Mark's Preview Notes: I have mixed emotions about this home. The owner purchased the Eichler only late last summer and when I previewed it then, it was fairly outdated and brought to market in a very clean fashion. The new owner completely remodeled the kitchen, both bathrooms, and reset the floors with contoured self-leveling cement. They chose high-end grohe and hansgrohe fixtures and vanities using an exposed laminated wood material for an impressive effect. I am particularly interested in the textured tiles used in the hall bathroom they are very hard for me to describe and deserve a closer look if you are considering work on your own Eichler. The list price after adding remodeling and transaction costs doesn't seem to provide a much profit so my heart goes out to them for the money they spent on this remodel. The new owner is getting quite a special home.
The Eichler homeowner – who are they now, and who have them been? (Click on the map to enlarge the view) Demography, among other things, can be a statistical study of all populations. Or, a social science that deals with a structure and distribution of a population. Or – other studies dealing with groups of people. While my thoughts and […]

207 Ferne Ave — $1,299,000. Listed 1/22/09 (Kathleen Wilson of Alain Pinel Realtors represents the Seller) SOLD for $1375K – 4 bedrooms, 2 bathrooms– 1978sf living space on a 8092sf lot– Original Eichler design with retractable atrium roof. Mark's Preview Notes: This home is a very fine example of an original Eichler from the kitchen to the bathroom vanities. The rooms have been painted and there is carpeting in the living areas, but some newer Armstrong tiles reminiscent of the original ones remain. The high ceilings throughout the bedrooms and hallway are particularly appealing and the slider in the "hobby" room is facing the back yard which gives a nice view for an office.
3320 Thomas Dr — $1,349,000. Listed 3/4/09 (Delia Fei of Alain Pinel Realtors represents the Seller) – 4 bedrooms, 2 bathrooms – 1930sf living space on a 6976sf lot – Located on cul-de-sac, gas fireplace, Chef’s kitchen. Mark’s Preview Notes: I believe this Eichler has a partially converted garage some years back, making a very nice additional living room. The kitchen has been remodeled with very nice touches and many of the big windows have been updated to dual pane. I particularly like the fireplace conversion to a gas insert.
982 Elsinore Dr — $1,195,000. Listed 2/10/09 (Dilitz and Van Randall of Coldwell Banker – Menlo Park- El Camino represents the Seller) SOLD for $1275K – 4 bedrooms, 3 bathrooms– 1639sf living space on a 6240sf lot– High-ceilings, pebbletec pool, hardwood floor, 4 skylights. Mark's Preview Notes: This is a desirable home on a great street. The 10ft ceilings in kitchen and living room make this home feel comfortable and inviting. The paneling has been recently painted but the third bathroom added to the front room could be a convenient setup for an in-laws quarters.
455 Grant Ave #3 — $519,000. Listed 11/7/08 (Ben Bruno of Intero Real Estate Services represents the Seller) SOLD for $500K – 2 bedrooms, 2 bathrooms– 906sf living space condominium– Well maintained complex, secure extra storage, sold "As-Is." Mark's Preview Notes: This is a favorite of mine. This almost completely original Eichler condo offers a wonderful way to enter Palo Alto and live the mid-century modern lifestyle. You could do a light-touch update to the kitchen appliances and flooring or you could do a complete Ikea makeover. This is a real opportunity!
1933 Adele Place — $675,000. Listed 12/24/08 (Tracye Sinclair, Broker, represents the Seller) SOLD for $675K - 5 bedrooms, 2 bathrooms- 2122sf living space on a 8050sf lot Mark's Preview Notes: A good deal just got better! Reduced $200,000 (from $875K) after just a week on the market, this will not last long. This is a rare opportunity for a foreclosure home in the Dry Creek area of Willow Glen. Very original and quite a bit of “deferred maintenance”, but this is a wonderful street and a neighborhood of folks who appreciate their Eichlers so an investment here should pay off handsomely in a few years.
601 Almond Ave — $1,999,999. Listed 1/16/09 (Nancy Carlson of Intero Real Estate Services represents the Seller) SOLD for $1900K – 5 bedrooms, 3.5 bathrooms– 3193sf living space on a 15681sf lot– Slate flooring, new carpeting, updated chef's kitchen with pantry, updated baths. Sport court, sparkling pool with retractable cover, bedroom/office with Murphy bed, CAT5 wiring and built-in sound system. Mark's Preview Notes: This is a spectacular place to call home. Well over 3000sf of living space combined with the signature Eichler windows makes this home feel like it goes on forever. The layout is very friendly in that there is a separation of the bedrooms from the master suite which allows for a nanny to tend to the children or in-laws to have a private, yet connected, space. A rare 3-car garage for the hobbyist or weekend warrior seals the deal!
